How to read a property cost sheet in Bengaluru
Base price, PLC, car park, GST and registration: what each line means and what to negotiate.
A cost sheet lists everything you'll pay for a home. The headline price is rarely the final number, so it pays to read it line by line.
The usual lines
- Base price: rate per sq ft multiplied by the super built-up or carpet area.
- Preferential location charges (PLC): extra for higher floors, corner units or views.
- Car park: often charged per covered slot.
- Amenities and club membership: one-time charges.
- GST: 5% on under construction homes (1% for affordable housing).
- Stamp duty and registration: about 6.6% in Karnataka, paid at registration.
- Maintenance deposit: usually one to two years in advance.
What you can negotiate
